RegularisationCertificate:Material alteration:material change of use: The ground floor unit of 103 Trees Road Upper has previously been converted from a retail (shop) into a Cafe/Coffee Shop (See Planning Reg. Ref. D03A/1046). No Fire Cert. was secured for the works by the original owner. My Client now wishes to obtain a Fire Cert for the building as it stands. The works include (i) upgrading the fire compartmentation between the Cafe and the residential unit above & to the side with new fire rated walls & ceilings; (ii) provision of upgraded smoke alarm & emergency lighting installations; (iii) blocking-up an external window; (iv) removal of existing oil tank & oil-fired boiler etc. Change of Use: Existing use: The original use (prior to 2003) was a retail unit (shop unit). The unit has been in use as a coffee shop since 2003. New use: It is proposed to retain the “new” use as a cafe/coffee shop.
